My name is Natalia Fernandez. I wanted to share a quick thank you to Steve who contacted me yesterday in response to my request to schedule an indoor quality test. I was seeking to schedule this test as a result of an unknown gas leak in my apartment at Camden Washingtonian. My conversation with Steve helped validate my concerns that we were not dealing with a “sewer” gas smell, but more likely a natural gas smell.
I shared my concerns again with apartment management after our call, and they discovered that a tenant who lives below our unit was not properly turning off his gas stove, and was leaving burners on while coming in and out of his apartment. They’ve done an inspection of his stove and educated him on how to ensure the burners are completely off. As of today, that natural gas smell is no longer present in our apartment.

"To Whom It May Concern;
We are a local company that owns and manages several commercial retail and office properties. One of our office buildings developed a water leak which was causing significant damage to both the 1st and 2nd floor offices beneath it. We had our roofing contractor make several repairs in areas where we thought the leak was coming from; however, whenever there was a strong Northwest storm the roof still leaked. We were getting ready to tear off and completely replace the entire flat roof area. In one final effort to avoid the expensive roof replacement, I contacted Showalter Property Consultants for their assessment. Steve Showalter conducted a complete Moisture Intrusion Investigation. He did a drone inspection and provided up close, high quality photos. He also did Thermal Imaging of the area with his state-of-the-art imaging equipment. He determined that water was getting under the roof cap flashing and was leaking down the
front wall. We removed and replaced the old flashing at a fraction of what a new roof would have cost and have not had any leak problems since.

Mold Investigation
"From the moment I first called to right now Stephen has treated me with such compassion and kindness and patience.. I already know I'll be unable to put into words how incredible he is and how thankful I am for him. We received our ERMI (mold) test results back on a Friday right before noon. I called Stephen to hire him as an inspector to *find* the mold. He could hear the urgency and sadness in my voice and offered to come out the next morning on his day off to do the inspection. My husband and I walked around our house with him for 4 hours. He was extremely thorough and treated our house's inspection as if it was one he was living in himself. Our lives fell apart right then and there and he held our hands and helped us without hesitation with whatever we asked. Every text I sent him, every phone call I made. “I have seen Showalter Property Consultants in action a lot over the last few years and decided to hire them for my own home. Steve came out initially and set up radon/air quality equipment in my basement. I bought my house 1.5 years ago and never had it done. It was raining that day so we held off the mold samples until a couple days later because of the rain. When Jack came back to pick up the radon, he ran a mold sample from outside, my bedroom, and my basement. Boom! They found some small particles I had been worried about.
While the radon ended up being in a very low range in the area, the equipment pointed out everything it needed too. The mold picked up samples that now I know I have to take care of. Steve could have easily wasted my money and taken the mold samples on a wet day, but because of his knowledge knew it would be better on a dry day allowing me to know what type of mold and how much was taken on the sample. I cannot tell you enough how much help the radon/mold testing did for peace of mind and also catching a health hazard! I will recommend everyone I know for these services for the exceptional and above and beyond service they provided!”

"Steve was recommended to us by a colleague, who had used him when buying their townhome. As first time home buyers, Steve took the time to explain all the faults and benefits of the house. If we did not understand something he was saying, he took time to break it down for us; he was extremely patient. Steve was thorough, patient, extremely knowledgeable (on the area, concerns of the buildings of the townhouse community we were purchasing in, on what repairs the seller did on their own, on what would need to be done to the house, on coding and requirements of the State of Maryland, on what safety precautions needed to be a priority for our family’s needs) , punctual, respectful, and gave us great recommendations for pest inspectors and a chimney inspector. When I was feeling overwhelmed with the house and issues with our realtor, he did not pressure us to pay for the radon testing of the house – but said that if we changed our mind he could always come back out for the testing.
His report on the house came within 24 hours of the inspection (Inspection started on Friday around 2pm, and by Saturday evening we had already received the report). His report on the house was color coordinated, throughout (58 pages), easy to understand, and categorized by what needed immediate attention by the seller, what would need general updates, positive attributes, and what was an area of concern. The report contained photos specifically pointing out areas of concern for us.
Steve did not end up using the drone for the home we were purchasing, but it was a relief to know that if need be – he had the tools to give us the best review possible.
Buying a house is stressful – whether you are a first time home buyer, or a seasoned professional – but with Steve we knew that we were in great hands; he made the process smoother than I could have ever imagined. While we ended up backing out of the house due to issues with our agent, we will be using Showalter Property Consultants on the next home that we find; without a doubt.

"Steve is hands-down, the most professional and thorough home inspector we've had the pleasure to work with. We've moved several times in the last 15 years and have also hired inspectors to look at rental properties. Steve is heads and shoulders above the pack. He spent the greater part of 3 1/2 hours walking the property, crawling the crawl and explaining those things he saw which needed attention, as well as those things that he saw as building strengths. He made recommendations on "to code" repairs, but also other things which could/should be done to address deficiencies/property risk. I greatly appreciated his frequent questions, checking for our understanding on his commentary. While he pointed out several items which could be updated or were at risk, he spent considerable time discussing a couple of big watchouts and was emphatic about explaining the short and long term risk to us as home buyers should we proceed without repairs/remediation. Steve inspected our first and second homes; he walks through the entire house making notes and taking photos, all the while pointing out things for us to make note of and making recommendations for once we move in. He explains everything so clearly; he also moves through the inspection very quickly, but I know he is doing a very thorough job and knows exactly what he's doing. As a first time homebuyer, we had so many questions and Steve couldn't have been more patient or more thorough in his answers. After the inspection, he sends an extremely detailed report with pictures and extensive notes; noting things that need repair immediately, things that need to be monitored, and things that are good about the house. We really can't say enough good things about Steve and the job that he does. A true professional and pleasure to interact with."
